Holly McCune, President, called the meeting to order at 6:30
p.m. A quorum of directors was present.
Minutes for October minutes were motioned and seconded:
APPROVED
Homeowner mentioned the soap dispensers were attached to the
mirrors in the pool bathrooms. Board made record of it and will move them to a
convenient location in the bathrooms.
President report:
Olive trees still dropping olives. Roof rats are still a problem in the
neighborhood. A homeowner called Community Management about a party on their
street. Palm trees in resident’s yard still not trimmed. Scottsdale Ranch will
be notified.
Pony wall on 105th and Mountain View gate was
painted by Certa pro. The pony wall on the other side was not. Board members
will look at the walls to decide what to do. Scottsdale Ranch was inquiring.
Homeowner emailed and was concerned about a vacant house
next door. Trees and branches are over growing.
Financial Report:
Brad shared the projected 2017 budget. HOA dues will remain at $185.00 for
2017. A letter will be sent out to the residents stating no increased HOA fees. Vendor contracts should be reviewed for 2017

The board made a decision to cancel the December board
meeting.

Holly McCune, President, called the meeting to order at 6:30
p.m. A quorum of directors was present.
Homeowners’ Open Forum:

No items were brought forth from the homeowner’s
present.
Approval of Minutes:
Art moved to approve the minutes from September, seconded by
Steve, motion carried.
Finance Report:
·
Art reviewed the 2017 budget draft that had been
done thus far. While the draft is not completed, the early recommendation is
that the monthly assessments will not increase for 2017. Final draft will be
ready for review and approval at the November meeting.
·
The Board reviewed the delinquency report,
specifically former homeowners whose balance is still on the books. After
discussing the possibilities of collecting said balances, Art moved to remove
the former homeowner balances from the books, seconded by Linda, motion
carried.
President Report:
·
Holly reported that the most recent damage to
the front entry gate was due to vehicle impact. The responsible party is not
known at this time.
·
Cox Communications still continues to perform
work within the community and causing damage to the irrigation system in the
process. Will continue to work with our contact to ensure the repairs are
completed correctly.
Committee Reports
Pool
Committee-
·
The
hot water heater for the pool shower as well as the dispensers for both paper
towels and toilet paper in the pool bathrooms are in need of replacement. Art
moved to allow the purchase of the new heater and dispensers for an amount not
to exceed $2,000.00, seconded by Brad, motion carried.
·
Art
reported that the quote provided by Rich Gerard Pool & Repair for the pool
tile replacement came in at $1,485.00. Noel moved to accept the quote, seconded
by Art, motion carried. The pool will be closed from November 26, 2016 to
December 5, 2016.
·
The
umbrellas in the pool area will need to be addressed in the near future as they
are starting to deteriorate. Cost for exact replacements will be reviewed as
will possibly replacing with cloth umbrellas.
Old Business:
Front Entrance-
·
Linda provided two quotes to the Board for the
landscaping at the front entrance. Steve moved to accept the quote from Sun
Country for an amount not to exceed $8,000.00, seconded by Brad, motion
carried.
New Business:
Newsletter-
·
A Fall newsletter will be drafted and
distributed to all owners.
Holiday Decorations
·
The Board agreed to decorate the front entrance
for the upcoming holiday season. Amber will research the cost of possibly
having a company do the decorating.
Information Boxes
·
Art reported that he had researched cost to
install outdoor information boxes near the mailboxes and the cost was very
minimal. Noel moved to install the information boxes next to all mailboxes for
an amount not to exceed $400.00, seconded by Art, motion carried.

Homeowners’ Open Forum:

Inquiry was made as to when the gravel in the
common areas will be replaced.

Pool bathrooms continue to be an issue with lack
of cleaning and attention.

Linda moved to approve the minutes from August, seconded by Brad,
motion carried.
Finance Report:

Assessment income was over budget for the month
of August

Overage in water usage was attributed to
irrigation leaks and broken sprinkler heads

Overage in insurance due to renewal of policy

Committee Reports
Nation Request
·
The
Board reviewed a request from 9466 North 105th Place to modify their
front yard. Art moved to accept the request as presented, seconded by Brad,
motion carried.
Pool
Committee
·
Pool
tiles will be replaced in either November or December. Two companies have been
contacted in an effort to obtain a new portering company.
Old Business:
·
Scottsdale Ranch Irrigation Approval –
o
Linda shared with the Board that after viewing
the landscaping around the front entrances of other communities within
Scottsdale Ranch, she reached out to the landscape companies that maintain said
landscaping. It was discovered that the irrigation systems for the other
properties were a mixture of drip systems and bubblers which is what Suntree
currently has possibly eliminating the need for a complete overhaul of the
existing system. Art moved to allow
Linda to procure additional quotes for the front irrigation, seconded by Brad, motion
carried.
New Business:
Tree Trimming Quotes-
·
The Board reviewed tree trimming quotes from
Sage Tree Care and Caretaker. Steve moved to accept the quote from Caretaker
minus the Ficus trees, seconded by Linda, motion carried.
