Minutes of Board of Directors Meeting

Suntree East Homeowners Association

March 20, 2017, 6:30 p.m.

 

Members Present:                        Phyllis Champeau, Vice President

                                                                Brad Munger, Treasurer

                                                                Linda Wood, Director

                                                                Art Rosenquist, Director

                                                                Peggy Longerbeam, Director

                                                               
 

Members Absent: Steve Grumkoski, President and Katie Siuba, Director

 

Phyllis Champeau, Vice President, called the meeting to order at 6:31 p.m.  A quorum of directors was present.


Minutes; Art moved to approve the meeting minutes from February 2017, seconded by Linda, motion carried.


Financial Report: Brad reported that the income for the year was a bit over budget but is due to homeowner pre-paid assessments. Expenses are under budget but gas has gone up which is to be expected this time of year.


Committees:

Architectural Request

·         Phyllis moved to approve a request to install a courtyard gate at 9799 N. 106th Place, seconded by Brad, motion carried.

 

Front Gate Committee

·         The Board reviewed two quotes from ParkPro. The first quote in the amount of $4,119.98 is for the installation of a Tomar System which allows emergency personnel to access the community. The second quote in the amount of $25,468.57 is the replace the gate operators. Brad moved to accept both quotes as presented, seconded by Peggy, motion carried. ParkPro will be submitting a quote to replace the motherboard for the gate system.

 

Old Business:

·         Pool Umbrellas- Brad provided a rendering of the pool umbrellas for Board review. Board members present raised concerns regarding the stability of the umbrellas and their ability to withstand the monsoon season as well as possible issues with the holes that will be left in the pool decking after the removal of the current umbrellas.  Brad will obtain a structural appraisal as well as an additional quote for an umbrella with a post on one end as opposed to the middle.

·         Benches in Common Area- Topic will be discussed at the April meeting.

New Business:

·         Tree Trimming Quote- The Board reviewed a quote from Groundskeeper for tree trimming in the amount of $5,675.00. Art moved to approve the quote as presented, seconded by Linda, motion carried.

·         Lighting- Peggy moved to replace the current light bulbs on 105th St. and 106th with new LED sodium bulbs in the amount of $84.00 each, seconded by Linda, motion carried.

MOTION:  It was moved and seconded to adjourn the meeting at 7:50 p.m.  APPROVED.
